Skanska, in a joint venture with Shoemaker Construction Company, provided preconstruction and construction management to Fashion Outlets Philadelphia, formerly known as the Gallery mall. The approximately 1,000,000-SF renovation included phased construction while portions of the buildings were occupied, all coordinated with ongoing leasing activities and tenant fit-out work. As the facility is integral with the SEPTA Regional Rail and Subway facilities, the schedule took into account owner requirements for maintaining safe commuter circulation within the project boundaries. The basic work included selective structural demolition, new structural and architectural construction, modifications and additions to the MEP and fire protection systems, replacement of all common area floor finishes, ceilings and lighting, neutral columns and storefront bulkheads and related core and shell work. The work scope also included extensive work to the facades on Market Street, 10th, 9th and Filbert Streets, including significant digital signage. The project included public funding from various sources and MWDBE participation.
